Terms of Service

1. Who these terms apply to
These terms govern any booking or use of services provided by London Inventory Service ("we", "us", "our") via our website at lisinventory.com, including inventory, check-in, check-out and mid-term inspection reports. By booking a service or creating an account, you agree to these terms.
2. Our services
We provide independent, photographic inventory and inspection reports for residential rental properties. Reports are prepared by our clerks based on a visual inspection at the time of the visit. We aim to deliver reports within 24 hours of the appointment, though this may vary during periods of high demand.
3. Bookings and payment
- Bookings are confirmed once payment has been received in full, unless otherwise agreed in writing.
- Prices are as shown on our website at the time of booking and are inclusive of the property size and rooms stated; additional rooms not disclosed at booking may incur an extra charge, confirmed with you before we proceed.
- Cancellations or rescheduling require at least 48 hours' notice. Bookings cancelled with less notice may be subject to a cancellation charge of up to 50% of the agreed fee.
- If our clerk cannot gain access to the property at the agreed time through no fault of our own, the booking fee may still be charged.
4. Accuracy of reports
Our reports reflect the visible condition and contents of a property at the time of inspection, to the best professional judgement of the attending clerk. We cannot report on defects that are not reasonably visible or accessible at the time of the visit (for example, items hidden by furniture or belongings). Reports are provided for the purpose of tenancy documentation and are not a survey, valuation, or safety certification of the property.
5. Tenant sign-off
Where a tenant is asked to review and sign a report, they will normally be given 7 days to raise any comments or disagreements. Comments raised within this period will be noted against the report; the original clerk's record stands as the primary evidence of condition at the time of inspection.
6. Accounts
If you create an account with us, you're responsible for keeping your login details secure and for all activity under your account. Let us know immediately if you believe your account has been accessed without permission.
7. Liability
We carry professional indemnity and public liability insurance. Our liability for any claim arising from our services is limited to the fee paid for the relevant report, except where liability cannot be limited by law (for example, for death or personal injury caused by our negligence, or fraud). We are not liable for losses arising from a dispute between landlord and tenant that our report was not commissioned to address.
8. Data protection
We handle personal data in line with our Privacy Policy. By using our services, you confirm you have the right to share any third-party personal data you provide to us (for example, a tenant's contact details) and that you've informed them accordingly, where relevant.
9. Intellectual property
Reports we produce remain our intellectual property until paid for in full, at which point the commissioning party receives a licence to use the report for its intended tenancy purpose. Our reports may not be resold or used to build a competing product without our written permission.
10. Changes to these terms
We may update these terms from time to time. Continued use of our services after an update constitutes acceptance of the revised terms.
11. Governing law
These terms are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
